Commercial Building Washing Auckland: Quote Checklist

Umbrella Corp. / Business guides

Commercial building washing in Auckland: what to check before accepting a quote

Two quotes can both say “building wash” and cover quite different jobs. Here is how to compare them, plan around your business and ask for the work you actually need.

Client feature: Umbrella Corp. works with House Wash NZ on its online presence. This guide includes promotional links to that business; it is not an independent review or a site-specific technical assessment.

What should a commercial building wash quote include?

A useful quote identifies the areas to be washed, the proposed cleaning method, access arrangements, working hours, exclusions and total price with GST clearly stated. For an occupied building, also agree how people will enter and leave, who will notify tenants, and how any extra work will be approved.

A customer might first find you online, but their visit starts at the entrance. When organising an exterior clean, be specific about the frontage, signs, paths and other areas you want assessed—not just “the building”.

At Umbrella Corp., our work focuses on how businesses present themselves online. This guide looks at a practical part of the in-person experience: briefing exterior cleaning for a shopfront, office, warehouse or shared property.

House Wash NZ’s commercial building washing service covers exterior-cleaning enquiries for business owners and property managers. Its service page explains that surfaces, access and operating hours are considered when scoping a job.

01 / DEFINE THE JOB

What is included in commercial building washing?

Start with a marked photo or a list of the areas you want quoted. “All exterior walls” is more useful when it identifies the building, the sides to be cleaned and any areas that cannot be reached without special access.

Do not treat the phrase “full building wash” as an agreed scope on its own. Ask each contractor to confirm the following items rather than assume they are included.

Use the same scope when comparing quotes
AreaQuestion to put in your enquiry
Walls and claddingWhich buildings and sides are covered, including upper levels and rear walls?
Entrances and canopiesAre the entrance surround, canopy and underside included?
Windows and signageIs a separate glass clean included? Can the signs be cleaned in line with their care instructions?
Gutters and roofDoes “gutters” mean the visible outside face or clearing inside? Is any roof work quoted?
Paths and loading areasWhich ground-level areas are included, and are particular stains being assessed separately?
Finishing the jobWho checks completion, and what photos or written notes will be provided?

For House Wash NZ, window detailing, roof washing, internal gutter clearing and hard-surface water blasting are not automatically part of an exterior wall wash. Request those areas explicitly and check the written quote.

02 / COMPARE LIKE WITH LIKE

How much does commercial building washing cost in Auckland?

This guide does not put a made-up price beside your building. House Wash NZ scopes commercial work around the actual property, including the surfaces, height, access and work requested.

For a useful comparison, send each business the same information. Ask for the total, the GST treatment and any allowances or separately priced items. Make sure you know whether access equipment, a return visit or a change of hours would alter the amount.

What does a price per square metre cover?

Ask what is being measured: the building’s floor area, the wall area to be washed, or another estimate. These are not the same thing. A floor-area figure does not, by itself, describe the number of walls, their height or how the contractor can reach them.

Where a rate is offered, request the measured quantity, minimum charge and exclusions. That gives you something to compare rather than just a small-looking rate.

A simple comparison

Quote A: Front wall only, with glass and canopy excluded.

Quote B: Front and rear walls, canopy underside and a separate glass clean.

Even before looking at the totals, these are different jobs. Decide which scope you need, then ask for comparable prices.

Illustrative scope comparison only. These are not actual customer quotes.

03 / PLAN AROUND THE PEOPLE

Can the building be washed while the business stays open?

Do not assume “minimal disruption” means every entrance can remain open throughout the job. Give the contractor your actual trading hours, delivery windows and access needs, then ask what can safely remain in use.

Where the site allows it, discuss working in sections. Confirm any restrictions before notifying staff or tenants. House Wash NZ asks for these details during quoting; after-hours availability needs to be confirmed for the individual site.

For shopfronts and offices

Identify the entrance customers use, accessible routes, neighbouring doorways and any outdoor seating or displays. Ask who will contact neighbouring occupiers and how the plan will change if an entrance needs to be temporarily unavailable.

For warehouses and shared buildings

Mark loading bays, vehicle movements and restricted areas. For a body corporate or multi-tenanted site, nominate a contact who can coordinate the occupiers and confirm who has authority to approve the work. Do not send contractors a private tenant’s details without an appropriate reason and permission.

When the timing is agreed, circulate a short notice with the date, affected areas, preparation instructions, access arrangements and a contact number. Include how occupants will be told about weather-related changes.

04 / ASK ABOUT THE SITE PLAN

What should you check about safety and access?

Ask how the contractor will assess the surfaces, reach the agreed areas and separate the work from people using the property. Share the site’s induction requirements and known concerns before accepting the quote, not when the crew arrives.

WorkSafe explains that businesses with overlapping duties must consult, cooperate and coordinate so far as reasonably practicable. Hiring a contractor is not a reason to leave shared site arrangements unexplained. See WorkSafe’s overlapping-duties guide.

For the pre-start conversation, ask about pedestrian routes, equipment access, nearby electrical fittings, water supply and the plan for wash water. Share relevant material or coating instructions. Request current insurance information and any competency or access documentation required for your site.

A logo on a website is not a site plan. The contractor should explain the arrangements for your building and identify anything that needs further assessment.

This is a booking checklist, not a complete safety plan, compliance assessment or instruction for carrying out the wash.

05 / SET A USEFUL REVIEW DATE

How often should a commercial building be washed?

Start with the care instructions for the actual cladding and coating. For example, Resene recommends annual cleaning of its exterior paint finishes and extra attention to areas not regularly washed by rain. That is guidance for those finishes, not a universal interval for every building.

Rather than put every surface on one automatic schedule, ask the contractor to explain the proposed interval. Record what was washed, take dated photos and review the areas that need attention between whole-building visits.

Keep any warranty-specific maintenance instructions with the property records. Do not rely on a general blog article as proof that a manufacturer’s particular conditions have been met.

06 / SEND A CLEAR BRIEF

A commercial building wash enquiry you can copy

Replace the bracketed details below and send the same brief to the businesses quoting. Leave anything you do not know marked “to be confirmed”, rather than guessing.

Subject: Commercial exterior wash quote — [site address]

Hello,

Please quote for exterior cleaning at the property below.

Property: [address, suburb and building type]
Size and height: [number of buildings/storeys; dimensions if known]
Areas to include: [named walls, entrances, canopies or other areas]
Separate options: [glass, internal gutters, roof or hard surfaces]
Surface information: [cladding/coating, care instructions, known issues]
Operating hours: [customer hours, deliveries and restricted times]
Site access: [parking, water supply, induction and access requirements]
Preferred timing: 2026
Approval contact: [name and contact details]

Please confirm the proposed scope and method, exclusions, access arrangements, estimated duration and total price with GST stated. Identify optional work separately and explain how any price changes would be approved.

Please also advise whether a site visit is needed and whether completion photos can be included. I have attached photos of the areas to be assessed.

Thank you,
[name / business]

Take photographs from a safe, accessible position. A clear overview of each side and the access around it is more useful than a single close-up of a stain.

What should you keep after the wash?

Keep the accepted quote, any approved changes, invoice and agreed completion photos together. Check the work against the named areas in the scope, not just the overall appearance from the road.

Where marks remain or an area could not be reached, ask for that to be recorded. Washing should not be confused with repairing damaged material or fixing a leak. Any repair concerns need the appropriate assessment.

For several properties, use the same brief and record format at each site. It makes the next enquiry easier without assuming all the buildings need the same work.

A few more questions before booking

Is commercial cleaning the same as a building wash?

Be specific in the enquiry: you are asking for exterior walls, façades and agreed outside areas—not an office-interior cleaning contract. List any windows, roof or ground surfaces separately so the quote is unambiguous.

Can I get a quote from photographs?

Photos are a useful starting point. Ask the contractor whether the information is enough for a firm quote or whether the building needs a site visit. Do not assume a preliminary estimate settles access or safety arrangements.

Are windows, roof cleaning and gutter clearing included?

Not automatically. Ask for each to be listed as included, excluded or separately priced. In particular, distinguish washing the outside of gutters from clearing material inside them.

Should a body corporate get one quote for the whole site?

A combined enquiry can be useful, but identify the buildings and areas clearly. Ask for a breakdown when approvals, budgets or stages need to be handled separately, and confirm the authorised decision-maker.
